Rosehaven Cottages is a small business with a limited number of guest cottages.


For this reason, we have a few policies that assure the comfort of all and the continuance of our business.  In the unlikely event that you have to cancel your reservation after the cancellation period, shorten your stay, or leave early, we ask that you take responsibility for the full amount of the reservation.  We always do our best to find new guests for a canceled reservation and, if we are successful, your payment is happily refunded.
OUR GOAL AT ROSEHAVEN IS TO BE A CALMING COUNTERPOINT FOR GUESTS TO THE HECTIC WORLD BEYOND OUR DOORS

GENERAL POLICIES
  • Visa, MasterCard, American Express & Discover are accepted.
  • Check-In is anytime after 3:00 PM – early Check-In must be arranged on the day of arrival.
  • Check-Out is 11:00.
  • Smoke-Free Inn - Smoking is permitted on porches and in the garden.
  • Alcohol is permitted.

CHILDREN POLICY
We welcome children at Rosehaven. They are treated as guests and charged accordingly.


PET POLICY
We happily accept cats and dogs at Rosehaven and charge a $25 Pet Fee per Room/per Stay. Pet parents are responsible for damage to furniture, furnishings and garden plantings. If there is damage, you are notified immediately; repair or replacement is assessed and the card on file charged.


PAYMENT & CANCELLATION POLICIES
  • For three+ night reservations, one night is automatically charged to your credit card at the time of the reservation. Deposit varies for Multiple Rooms/Multiple Nights reservations. See below.
  • The balance of the reservation is charged to the credit card on file at the cancellation date.
  • For reservations of one-two nights, the full amount is charged at the cancellation date.
  • Last minute reservations are charged at the time of the reservation; there is no cancellation period.
  • 7 day cancellation for weekends at the Inn; 5 day cancellation for midweek reservations.
  • 30 day cancellation for Multiple Rooms/Multiple Nights or for reservations of 4 or more nights.
  • 10 day cancellation for holidays (Valentines, Labor Day, Memorial Day, July 4th, etc.)
  • 30 day for major holidays (Thanksgiving & Christmas)
  • Cancellation for Multiple Rooms/Multiple Nights reservations – See below.
  • Special conditions apply to Extended Stay Guests and must be agreed to in advance.
  • If cancellation requirements are not met, the card on file is charged the full amount of the reservation.
  • The same policy applies to early departures and no-shows.
  • We hope your plans don't change, however if they do, please send an email to littlerockcottages@gmail.com with your cancellation request. You will receive a formal cancellation notice from us.


MULTIPLE ROOMS / MULTIPLES NIGHTS POLICIES
A 25% non-refundable deposit is due at the time the reservation is made. Balance due is charged to the credit card on file 30 days before the reservation date.  Should you need to cancel your reservation, if we are notified by email prior to the 30-day cancellation date, the balance is not charged. If we are notified after the cancellation date but within 14 days of the reservation date, one-half of the balance is refunded.  We are happy to refund any nights that are booked by other guests.


MULTIPLE NIGHT MAJOR HOLIDAY RESERVATIONS
A 25% non-refundable deposit is due at the time the reservation is made for holiday reservations of more than three (3) nights. This applies to the major holidays of Thanksgiving and Christmas. Balance due is charged to the credit card on file 30 days before the reservation date.  Should you need to cancel your reservation, if we are notified by email prior to the 30-day cancellation date, the balance is not charged. If we are notified after the cancellation date but within 14 days of the reservation date, one-half of the balance is refunded.


WEATHER POLICY
If roads into the city and the airport are closed, refunds will be made. This Refund Policy does not extend to events that are canceled. We cannot be responsible for weather conditions at point of departure and our standard cancellation policy will apply.


GUEST ROOM DISINFECTANT POLICY
An airing charge of $150-$250 is charged to the credit card of anyone who smokes in a guest room. We have limited accommodations and many people are allergic to cigarette smoke. Guests are welcome to smoke on porches or in the gardens and ash trays are provided.


PROPERTY DAMAGE POLICY
All registered guests are financially responsible for any property damages and will be charged for repair or replacement costs if damages occur. The credit card is on file will be charged accordingly and you will be supplied with details of the repairs or replacement required.
